Duty to your client – Persistence pays off
Property Address: 9671 157th Street Surrey B.C. (Guildford area)
• Listed the property for sale in September of 2017 for $1,248,888
• Had an offer and the buyer discovered some deficiencies upon inspection but were asking for a very unreasonably large amount of compensation for the deficiencies.
• My clients almost caved in but I did not let them even though it meant I had to work longer to sell the home
• We listed the property for 60 days and then re-listed it again for another 98 days
• I was finally able to sell the home in March 2018 after 158 days on the market for $1,209,000
• Seller sold for 96.8% of asking price
• In February of 2018, I had a call from an area expert who said they have a buyer ready to pay $1,100,000
o Had we listened to the area expert, we would have left $109,000 on the table!
• Many agents would not have entertained this listing for so long with full effort, and likely would have convinced the seller to sell closer to $1,100,000 and would have moved on.
• This client has now done a handful of deals with me and sent me a number of other referrals and I’m sure the fact that I pushed hard for them and got them RESULTS has something to do with that.
